Property title fraud in India
Almost every property fraud I have seen worked because one check was skipped. Not because the fraud was clever.
Most property fraud works the same way: someone offers a property they do not cleanly own, and the check that should have caught it was skipped. Here is how the schemes work.
The common schemes
A forged power of attorney, a property sold twice, a title gap filled by an unregistered document, or a benami holding where the recorded owner is not the real one. Each one relies on a check that was not run.
Why they succeed
The buyer or lender leans on a single document instead of the chain, or trusts an agent’s word, or skips the security registry. Fraud does not need a clever document; it needs a skipped check.
What catches them
A complete chain, an EC over the full period, a revenue record that matches, and a search of the security registry. Where those records disagree, the fraud shows up. A report that cross-checks the records is the defence.
