NRI property verification
Buying property in India from abroad is mostly about distance. You cannot walk into the record room, so the check has to come to you.
Buying or lending against a property in India while you are abroad is hard for one reason: you cannot be there to check. The title scrutiny has to be done properly, remotely.
The problem for an NRI
An NRI buyer relies on family, a local agent, or a report they have never seen the evidence behind. The records are in India and the paperwork is generations old. That distance is where the risk lives.
What to check from afar
The chain of title, the EC over the full period, the revenue record, and the security registry. A photo of a deed is not a check. Each of these has to be pulled and reconciled against the others.
Doing it without being there
The scrutiny has to run on the actual documents and cite each finding to a page, so the buyer can verify it from abroad. That is the difference between a due-diligence check and a formality.
