What is a Title Scrutiny Report?
It is a check on a property’s legal standing before a loan is sanctioned against it: who owns it, what charges sit on it, whether there is litigation, and whether it is compliant. It protects the lender’s security interest.
What documents are needed?
The sale deed (and the chain back to the mother deed), the encumbrance certificate, revenue records, and any approvals. A lawyer can read an incomplete set and list what is missing, but more documents mean a fuller check.
How long does it take?
The automated review runs in minutes. Where a senior lawyer reviews and signs, it is usually the same day. A fully manual report takes days.
Does this replace a lawyer?
No. It does the long reading and flags the queries. A lawyer then weighs the flags and takes the final call. The judgement is theirs; the assembly is automated.
Can I trust the findings?
Every finding cites the page it came from, so you can trace it and judge it yourself. That is what makes it safe to act on.
How is my data used?
Documents are encrypted, kept to your organisation, and used to produce your report. They are never used to train a model. We work on the documents you provide and fetch records from outside only when you ask.
Does it cover Indian land law?
Yes. It is trained on Indian title chains, encumbrance certificates, patta records, FMB sketches and statutory clearances, not a generic document tool.
