1. A due-diligence aid, not a legal opinion in itself

LexRam TSR produces title scrutiny reports that support property due diligence for lenders, law firms, and buyers. The scrutiny is software; on products that include advocate review, a qualified property lawyer reviews the AI findings before delivery, and the reviewing advocate owns the final opinion expressed in the report. Nothing on this platform constitutes a solicitor’s undertaking, a title insurance commitment, or a guarantee of any outcome.

2. Verify the citations

Every finding in a LexRam TSR report is cited to a source page, a deed, an encumbrance certificate, a revenue record, a court order. Software can misread a mark, a marginal annotation, or a poor scan. Before relying on a report in a transaction, open the cited sources against the originals and satisfy yourself that each finding stands.

3. No warranty of title

A “clear title” finding reflects what the submitted documents show as of the search date. It cannot account for documents not submitted, registrations not yet reflected in public records, unregistered arrangements, or events after the search. No report, from us or from any source, removes the residual risk inherent in property transactions in India.

4. Currency of public records

Scrutiny draws on public records and, on some products, government-portal fetches of encumbrance certificates and patta extracts. Those portals have their own coverage limits and update cycles; a document’s absence from a portal is not proof of its non-existence.

5. Not your advocate

Using LexRam TSR does not create an advocate-client relationship between you and LexRam AI, except to the extent a report you commission is reviewed and signed by an advocate under our advocate-review workflow, in which case that relationship is between you and the reviewing advocate as described in the terms of service.
