Legal technology for Indian property law.
LexRam AI builds tools that help banks, NBFCs, housing finance companies, and law firms run property due diligence faster and at scale. Not generic AI pointed at legal text, a review built on the statutes, judgments, and revenue records that actually govern an Indian title.
Why we exist
Property-backed lending is the backbone of Indian banking. Every home loan, every LAP, every commercial mortgage starts with one question: is the title clean?, and for decades the answer has taken three to seven days of manual document review, with quality that varied by advocate, firm, and district.
We think a ₹10 lakh home loan deserves the same scrutiny as a ₹10 crore mortgage, and that scrutiny should be consistent, verifiable, and fast. That is the whole company.
Built exclusively for Indian property law
Tools built for common-law jurisdictions cannot read a Patta, do not know what a Khata is, and have never seen a CERSAI entry. Our review is grounded in the texts that decide Indian titles:
- Transfer of Property Act, 1882, Transfers, lis pendens, sales, mortgages
- Registration Act, 1908, Compulsory registration of instruments
- SARFAESI Act, 2002, Enforcement of security interest
- RERA Act, 2016, Real estate regulation and compliance
- Indian Succession Act, 1925, Inheritance and succession
- State land revenue codes, Patta, Chitta, 7/12, Khata, Form 1
Every citation is real
No legal reference in a LexRam report points at anything that does not exist. If Section 54 is cited, that section exists; if an EC entry is flagged, that entry is on the EC.
Every flag is explainable
Flags come with the reason, the applicable law, and the source page, a credit committee member can understand every finding without calling a lawyer.
Your documents stay yours
Files are processed only to produce your report. They are never used to train any AI model, and they never leave your organisation’s isolated space.
