A property due-diligence checklist

Most property problems are visible on the papers if you check them in the right order. This is the order.

The checks to run before you rely on a property, in the order a careful reviewer runs them.

Start with the chain

Trace the ownership from the mother deed to the current holder. Confirm each transfer was executed and registered. A title that looks clean but has a gap in the middle is not clean.

Then the encumbrance and records

Pull the EC over the full search period and match it to the title. Read the revenue record (the 7/12, khata or patta) and check it names the same owner. Disagreement between documents is a finding, not a detail.

Compliance and litigation

Check the approvals, the layout permission, RERA where it applies, and a court search for anything touching the property. A project with a missing completion certificate or a pending suit will not clear a lender’s desk.
