India’s property records are a patchwork. Most due-diligence tools assume clean digital PDFs and choke on everything else. Scanned Report is built for the real thing: it extracts the documents, works out what each one is, and feeds them into the full scrutiny.
What it has to survive
- Title deeds from the 1980s and 1990s, photocopied three generations deep.
- Encumbrance certificates typed on dot-matrix printers, or handwritten outright.
- Revenue records scanned from physical registers: 7/12, Khata, Patta.
- Documents in Tamil, Marathi, Kannada and Telugu that generic readers mangle.
- Faded marks and marginal notes, where the facts that matter are often written.

Reading tuned for degraded documents: multi-column layouts, regional scripts, dot-matrix type, handwritten margins. It reads what is there instead of guessing.

Every page identified for what it is, deed, EC, revenue record, approval, decree, and filed into the right slot of the case.

Scrutinise
The extracted text enters the same 35-check scrutiny as digital documents. The document being legacy does not mean lower rigour.

Findings cite the extracted page image, so a reviewer can see exactly what the review read, and judge it for themselves.
The oldest file in the cupboard deserves the same scrutiny.
