Patta and chitta in Tamil Nadu
In Tamil Nadu the record of who holds the land is the patta. A title that disagrees with it has a problem to explain.
The patta is Tamil Nadu’s record of who the land stands in the name of. The chitta is a related extract. Together they are the state view a Tamil Nadu title check reads.
What the patta shows
The patta names the landholder, the survey number and the extent. It is the revenue record that has to match the registered owner before a property clears a scrutiny.
How it is read
Check the name, the survey number and the area against the title deed. The patta is not proof of title on its own, but a property where the patta does not match the deed is a property with a problem to explain.
In a title check
The patta and chitta are pulled and reconciled with the EC and the deed. Where the state record differs from the registered title, the report flags it rather than assuming one or the other is right.
