What the khata is
The khata is the revenue record of the property and the person it stands in the name of. The RTC, the Record of Tenancy and Crops, adds who cultivates and what is grown. Together they are the state’s view of the property.
Khata versus patta vs 7/12
The name changes by state: patta in Tamil Nadu, 7/12 in Maharashtra, khata and pahani in Karnataka and Telangana. The function is the same, to record the landholder in the revenue books. The state-specific name is why a tool built for one state stumbles on another.
Verifying a Karnataka title
Match the khata and RTC to the registered title. Check the survey number, the extent and the holder. A mismatch between the revenue record and the deed is the first thing a reviewer flags.
