The 7/12 extract
The 7/12 does not prove you own the land. It proves the revenue books say you do, which is not always the same thing.
The 7/12 is Maharashtra’s record of land rights and cultivation. It is the state record that has to agree with the title before a property is treated as clean.
What it records
The 7/12, or Satbara, sets out the survey number, the area, the cultivator, and the rights over the land. It is the record a lender and a lawyer read to confirm who holds the land in the revenue books.
Reading the columns
The extract separates possession from ownership and cultivation from rights. The name in the revenue column should match the name in the title. Where it does not, that is a finding, not a footnote.
Against the title
The 7/12 proves the revenue position, not the registered title. The two are only together when the chain is clean. A title with a clean deed and a mismatched 7/12 is a chain that needs explaining.
