01 · The challenge
The challenges behind every title scrutiny
Much of the effort around a title scrutiny is repetitive. That is the work LexRam takes on.
Many records per file
Deeds, ECs, revenue extracts and approvals must be read and reconciled for every property.
Repetitive checks
Title verification and encumbrance checks repeat on every case.
Opinions and query reports
Each file ends in a Legal Opinion or query report to draft and check.
More cases, more repetition
Handling more cases means more time on repetitive document checks and report preparation.
Consistency across reports
Keeping wording and structure uniform is hard when several people draft reports.
A format for every institution
Banks, institutions and advocates each expect their own report format.

03 · The advantages
Why organisations work with LexRam
04 · Security and data handling
Data security, by the book.
LexRam TSR works with technology providers that operate under security standards relevant to handling sensitive customer data.
Documents you upload are never used to train AI.
Your documents stay yours
Each organisation’s documents sit in an isolated space with no cross-tenant reads. Files are processed only to produce the report, and findings cite their source pages.
Encryption
AES-256 at rest and TLS in transit. Access tokens and credentials are also encrypted at the application level before storage.
Access control
OTP sign-in and scoped roles (owners, admins, members) for cases, documents and billing, enforced at the database level.
Infrastructure compliance
Our storage is built on Supabase, whose infrastructure is independently audited for SOC 2 Type II and certified against ISO 27001. These relate to Supabase’s infrastructure, not to LexRam as a separate organisation.
Residency and backups
For each project, the database, authentication and document storage sit together in one cloud region, with European hosting available on request. Databases are backed up daily, with point-in-time recovery.
FAQ
Questions advocates ask
What is a title search report?
A Title Search Report (TSR) examines the legal standing of a property: the chain of ownership, charges, disputes and statutory clearances. The advocate’s formal opinion, often called an LSR, is a separate document in a bank format that the title search feeds.
Does the software replace the advocate?
No. The AI reads the pages and flags what looks off, each flag cited to its page. The advocate weighs the flags and scores each finding. Professional responsibility stays with you.
How long does a report take?
It depends on the case: the number and legibility of the documents and how complete the chain is. A partial file gives a partial report, and an incomplete chain is itself a finding.
Which report formats are supported?
Around 35 bank report formats and individual advocates’ office formats are already configured. LexRam can also customise reports to match your firm’s requirements, including the respective letterhead.
